Correct pricing starts with a reliable estimate your home's value in the current market - my comprehensive Competitive Market Analysis (CMA) of nearby recent comparable property sales. Since every property is unique, I adjust comparable sales prices based on differences in size, features, age, quality, and current condition. My CMA scrutinizes critical aspects of sales such as time on market, any price reductions, and canceled purchase contracts. Most importantly, my CMA also analyzes similar properties that DID NOT sell as well as properties that are currently available (your competition). All of this analysis helps determine your property's correct list price to generate multiple bonafide offers and maximize the sales price.
 
Selling property is all about first impressions and properly preparing your property for sale. My extensive sales and remodeling experience helps minimize the costs for this critical step. I prioritize various options for you that will garner the most buyer impact so that everything between the curb and the closets looks fantastic!
 
I expose your property to the widest possible audience of potentially interested and qualified buyers utilizing the best tools (e.g., multiple listing service(s), various public property websites, broker tours, open houses, etc.).
