Being a prolific, very hands on buyer, remodeler, operator, and seller of real estate has been rewarding for me in many ways. My own portfolio has taken the typical path from small residential rentals, to larger apartment buildings, and ultimately progressed into commercial triple net income (NNN) properties. By owning and managing these properties myself while growing the entire portfolio across the country through several real estate market cycles, I now thoroughly understand the economics of buying, operating, and selling these very different asset classes.

Proper income portfolio management includes periodic reviews of Return On Equity (ROE) for each holding. This key metric typically drops over time as assets appreciate and associated debt decreases. ROE can help decide when it's time to trade assets into larger property(ies) via 1031 exchanges. Correctly timing such moves maximizes your portfolio's income generation and equity appreciation.

After negotiating and securing your purchase and/or sale contract(s), I make sure everything goes smoothly through the close of escrow and, when applicable, the entire 1031 exchange. Transactions and exchanges involve many people including escrow, title, lenders, appraisers, inspectors, 1031 intermediaries, agents and sellers. I keep it simple for you by coordinating with all parties for each step from start to finish.
